Where your viewing calls land

Every call is written into Zenvox: which unit, desired move-in date, number of occupants, pets, parking. You get a usable list instead of a string of missed callbacks. Proprio Expert keeps the truth of leases, rents and notices: no operation there is validated, so nothing is written into it.

On access, the research reads the same as for the other systems born here: the needs are named — units, occupants, maintenance requests, vendor, status — but no operation is validated, and documentation and your agreement remain to be obtained. A reference to a foreign platform establishes nothing for this one, and nothing is asked of you meanwhile.

Proprio Expert holds the leases, occupants, rents and notices of owners who run their own buildings; you have no office, the number on the listing is yours, and a vacant unit keeps it ringing while you are at work.

Read, create, update, cancel

The status below reflects low-confidence research and access that is not established. It tightens on documentation obtained.

ActionStatusWhat that means
ReadTo qualifyReading units, occupants and the status of a listing would allow answering that unit is already rented without disturbing you. No operation is validated to date; access has to be requested from the vendor.
CreateZenvox native modeViewing requests and maintenance requests are created inside Zenvox, qualified and time-stamped, with the unit concerned. You carry them into your software whenever you want.
UpdateZenvox native modeChanging the status of a unit or of an application is an owner decision: you choose a tenant, and nothing automates that.
CancelZenvox native modeA cancelled viewing or a withdrawn listing is taken, time-stamped and passed on. Zenvox stops follow-ups attached to the withdrawn unit at the same moment.

What is included, what needs an add-on

Answering during your working day, qualifying a leasing or maintenance call, sorting an emergency under your rules and handing you everything belong to your real estate base. Handling viewings and applications, and tracking vendors, are named add-ons.

Add-ons for working with this software

Leasing and applications

Calls about a vacant unit all sound alike. Qualifying them the same way, with the same questions, makes comparison possible and the viewing worth doing.

Maintenance and vendors

A maintenance request that follows its vendor and its status through to the answer back to the occupant, even when the owner handles everything alone.

The authorisation, and what holds the truth

When the number on the listing is your own, the first authorisation is the one you grant to your own line.

  • Zenvox asks for no password and does not sign into your software on your behalf
  • Access documentation is requested from the vendor, with your customer agreement
  • Your software stays the system of record for lease, occupant and rent
  • Choosing a tenant is yours: the receptionist qualifies, she does not select
  • Urgency sorting is written with you, and it holds at night as much as by day

Late morning, you are at your main job. A call comes in about a listed unit. No data from the software is read.

CallerHi, I am calling about the two-bedroom you listed. Is it still available?

ReceptionistLet me take your name and a callback number. What move-in date would suit you, and how many people would live there?

ReceptionistI am also noting pets and parking, since those are two lease conditions. The owner calls you back about a viewing; I do not set the appointment in their place.

You receive a request comparable to the others: desired date, number of occupants, pets, parking, time of call. Sorting takes a few minutes in the evening, instead of six callbacks spread over three days.

When access is not established

That is today status, and it is the normal way the service runs.

  • Every leasing call is qualified with the same questions, in the same order
  • Maintenance requests are kept apart from viewing requests, and urgency follows your rules
  • You find the call, its transcript and its reason in the app
  • No capability in your base depends on third-party software
  • The day the vendor supplies documentation and access, the matrix changes line by line

Questions about this connection

Does Zenvox read my leases?

No: no operation is validated to date, and access has to be requested from the vendor. Proprio Expert keeps the truth of leases, rents and notices, and nothing is written into it.

Can she say a unit is already rented?

Not from your software: reading units, occupants and the status of a listing would allow it, and no operation is validated. She applies the instructions you give her, and the request reaches you qualified.

Does she choose the tenant?

No, choosing a tenant is yours. The receptionist qualifies with the same questions, in the same order, which makes comparison possible and the viewing worth doing.

I work elsewhere during the day — what do I get back?

A usable list instead of a string of missed callbacks: which unit, desired move-in date, number of occupants, pets, parking, time of call. Sorting takes a few minutes in the evening.

What about maintenance calls?

They are kept apart from viewing requests, and urgency follows your rules. Those rules are written with you, and they hold at night as much as by day.
