Do property managers and brokers get the same intake questions?

No. For management, she identifies the building, unit, resident and issue. For brokerage, she distinguishes the buyer, seller and property to prepare the callback or meeting. Short-term rental enquiries instead start with an existing booking and stay.

What is included when a tenant reports a leak?

The base attaches the report to the right unit, records the facts and passes it on under your procedure. Maintenance and vendors adds assignment and follow-up through resolution. Recording the issue does not authorise spending on the owner’s behalf.

Can she approve an applicant after a viewing?

No. She records the request and availability. Leasing and applications coordinates visits and gathers application files; it does not decide who gets the unit, negotiate rent or sign a lease on your behalf.

I am a solo broker. Do I need the agency option?
