What comes out of a sign call

A call comes back as an opportunity: the property, the caller's role — seller, buyer, prospective tenant, co-operating broker —, the deadline they state, the source of the call and the next conversation offered. A showing request enters as a request; it becomes an accepted showing once the seller or the listing broker agrees, and the opportunity shows which of the two states it holds.

Your number is printed on your signs, your cards and your listing profile, and it rings during a showing, an inspection or a signing. A caller, on the other hand, pays nothing to dial the next number. What she absorbs is unqualified first contact: value, advice and negotiation stay with you.

Is a showing confirmed over the phone?

She records a showing request within the availability you allow, and the opportunity carries that status. It moves to accepted once the seller or the listing broker agrees; while that is missing, the request stays pending and stays visible.

What about a caller already represented by another broker?

The situation they declare is recorded and your instruction decides the next conversation. She does not determine representation rights, and the opportunity stays identified as such.

Will the lead reach my follow-up software?

Where a connector has been qualified for the write in question; your software page states which operations are supported and what they produce. Otherwise the opportunity lives in the native register with its source and its deadline.

Can she say what a property is worth?

No, and her preset says so: no opinion of value, no ballpark. She explains that value gets established after a visit and an analysis of comparable sales, then offers the seller meeting.

Do I keep the number printed on my signs?

Yes: you forward the line when you do not pick up, on a schedule or at all hours, and you change your mind from the app.
